If your selling your home the first thing you should do before listing your home for sale, is go out with your agent and look at every home that is on the market that your home will be in competition with for a Buyer. If you take the time to do this you will have knowledge of price. location, and condition of these other homes compared to yours.
How does this help you as a Home Seller? You won't over price your home, have a ton of buyers come to see it and leave, and than start the downward cycle of price reductions and end up getting less money than you should have gotten long ago if your home was priced correctly.
